Bridge Investment Group is a privately held, real estate investment management company. The firm has over $25.0 billion in assets under management, and unites the strengths of a national operating platform with specialized investment teams. The firm focuses on US real estate verticals, including multifamily, office, and workforce & affordable housing. It also offers debt and office strategies.
Bridge’s primary focus is multifamily housing, where the company aims to improve tenant satisfaction and add significant community amenities. By doing so, the firm is aiming to drive strong occupancy and rent growth. Currently, the firm owns or manages over 42,000 units and plans to invest another $2.0 billion in the next two years.
The company has six corporate offices throughout the United States, with most of its assets based in the eastern half. The company is led by David Bridge, who is known as Poppa P to friends. He’s passionate about the Silicon Slopes business community and has an interest in promoting the local economy. For this reason, Bridge Investment has an agreement with Economic Growth Corporation (GROWTH). The company’s executives provide Bridge Investment with business strategy support and administrative assistance.
In 2014, Bridge Investment started with $100,000 in start-up funding and has since originated more than $4 million in loans for small businesses, affordable housing, and jobs. The firm has been a certified CDFI since 2017 and plans to expand its footprint to invest in statewide Investment Areas by 2020. Additionally, Bridge Investment works with each borrower to determine what loan they need.
The company is fully vertically integrated in real estate, operating almost all of its assets, and has a local presence, allowing it to drive value directly at the asset level. This allows Bridge to connect directly with tenants and residents in the COVID-19 pandemic environment. Its Bridge Cares COVID-19 Relief Fund raised nearly $2 million for local residents and provided more than 60,000 meals.
Bridge Investment Group also has a fixed income strategy, called Bridge AMBS, which launched during the COVID-19 pandemic and has since grown to more than $1 billion. The fund uses analytical structuring and extensive data driven stress testing to aim for 8-10% net current yield, while providing monthly liquidity. The investments are made of Government-guaranteed agency mortgage backed securities. To date, the fund has not suffered any defaults.
